Prep for Your Appraisal

It's important that borrowers prepare their homes for an upcoming property appraisal. The preparation tells the appraiser a few things about you and the home. First, it will give the impression the home is well-maintained. Second, it will help them do their job. 

 

Below are a few recommendations we suggest you follow to get things off to a good start and showcase your property in the best possible light:

 

Easy Access: It is important to return calls and schedule your inspection promptly. Once on-site, ensure the appraiser has easy access to every part of the property, including any outbuildings.

 

First Impressions: Ensure the yard, bushes, and lawn are looking good, and gather up any garbage. If time permits, add mulch if you have gardens and touch up the trim around windows, front door, and garage door (if applicable).

 

Declutter: Once inside, it is important to showcase how well you maintain the property by ensuring it is clean and tidy. Move shoes out of entryways, hang coats in closets, clean and declutter bedrooms, bathrooms and kitchen. 

 

Paint Touch-Up: Wear and tear is normal, and appraisers will give a better assessment of the property's condition if the touch-ups have been completed. Paint baseboards and trim as needed, and clean fingerprints off doors and walls using soapy water or magic eraser. 

 

Mechanical: If you have a water heater, furnace / boiler, and other mechanical equipment that hasn't been serviced in a while, it may be worth your time to have a professional come in to complete a preventative maintenance check-up. Change the batteries on your smoke detectors too.

 

Document Upgrades: If you completed upgrades in the previous 36 months, document what they were and the estimated cost. There's no need to follow the appraiser around the home rattling off upgrades. In fact, the appraiser prefers being handed a sheet with the information.
